Joshton Smith Zohouri has been involved in large-scale real estate development, construction, acquisitions, operations, and brokerage activities across the southeastern United States throughout every major asset class within the real estate industry. His experience spans multifamily communities, single-family residential developments, master-planned communities, hospitality assets, resort and condo-hotel properties, speculative residential construction,large scale value-add renovations, large scale investment flips, and ground-up development projects. Over the years, he has participated in projects ranging from large D-class multifamily repositioning efforts consisting of hundreds of units at a time to Class A resort and hospitality acquisitions, renovations, and operations. In addition to development and investment activities, he has extensive operational experience overseeing employees, contractors, vendors, community operations, capital improvement projects, underwriting, investor relations, acquisitions, dispositions, construction management, and day-to-day business execution. He has also served as president and vice president of several homeowners associations in PUD’s. What differentiates him from many developers and investors is his vertically integrated background. Rather than relying on third-party construction oversight, he is an also a licensed Unlimited General Contractor active in multiple states and directly manages and executes construction operations for his own projects as owner/developer. His hands-on experience in the field provides a practical understanding of construction, budgeting, scheduling, subcontractor management, and project execution from the early stages of capital procurement to certificate of occupancy. To further support his development and investment activities he is a licensed real estate agent active in several states allowing him to directly manage acquisitions, dispositions, and brokerage functions related to his projects. In addition to his own investments, he utilizes his experience and industry knowledge to assist clients with buying, selling, development, construction, and investment-related real estate opportunities throughout the southeast.
