Widely regarded as one of South Carolina's leading advisors, James has been deeply involved in all facets of the commercial real estate industry His work spans the Carolinas and the broader Southeast, making him a trusted resource for clients seeking local market knowledge with regional reach. At the core of James's practice in investment real estate is a genuine commitment to understanding each client's unique goals. He takes the time to listen — whether a client is focused on wealth preservation, tax efficiency, income generation, or long-term portfolio growth — and gives advice tailored to their specific situation. This client-first approach has earned him lasting relationships with investor clients who return to him time and again. James began his career at Edens & Avant (Edens) selling shopping centers, single-tenant assets and general commercial real estate and more recently served as Partner and Broker in Charge at Cypress Commercial & Investment Real Estate, where he led the firm's brokerage operations. He holds the prestigious CCIM designation, earned in 2000, and served as President of the South Carolina CCIM chapter in 2007, as well as on the organization's state board for eight years. His specialty lies in NNN single-tenant and multi-tenant investment assets — including retail, office and industrial properties — with over $750 million in career transaction volume across the Carolinas and Southeast. James's command of investment underwriting, cap rate analysis, and complex lease structures gives his clients a decisive edge whether they are acquiring, disposing of, or repositioning assets. He also advises on retail land disposition, ground leases, portfolio sales, sale-leasebacks, and leveraged debt placement. James is particularly well-versed in guiding clients through 1031 tax-deferred exchanges — one of the most time-sensitive and consequential transactions in real estate investing. From identifying suitable replacement properties within IRS deadlines to structuring deals that align with a client's long-term investment objectives, James manages the process with precision and care, helping clients defer capital gains and build wealth through strategic reinvestment. James serves a broad and diverse client base — including private investors, developers, REITs, family offices, institutional investors, CPAs, and attorneys — many of whom rely on his deep regional relationships and on-the-ground expertise throughout the Carolinas and Southeast. He works closely with CPAs and legal counsel to ensure every transaction is structured with both financial and tax considerations in mind, providing a seamless, collaborative experience for clients and their advisors alike. Over the course of his career, James has closed transactions involving an exceptional roster of national tenants and brands, including Dollar General (190+ stores), Starbucks, Walgreens, CVS, Wendy's, Bojangles', Chase Bank, Wells Fargo, Dollar Tree, AutoZone, Advance Auto Parts, O'Reilly Auto Parts, Whataburger, Caliber Collision, Family Dollar, Goodyear, Food Lion, BI-LO, Lowe's Foods, Rite Aid, Family Dollar, CVS, Pizza Hut, Taco Bell, Westinghouse, ABC Supply and many more. A South Carolina native, James is a graduate of the College of Charleston and was a member of Kappa Alpha Fraternity. His community involvement spans Leadership Columbia (including board service), the City of Columbia Development Corporation Board, Heathwood Hall Episcopal School Alumni Council, and Shandon United Methodist Church, where he has served as a Sunday school teacher and pre-school board member. He has also coached youth baseball and soccer through the Palmetto Baseball League and the YMCA. James and his wife Meg have two grown children and reside in Columbia, SC. Outside the office, he enjoys golf and hunting.
