Lease: The lease is a double net lease with the owner being responsible for Real Estate Taxes and building insurance.
Term: The original lease term was for twelve (12) years with two (2) four (4) year options obligating Landlord with a 20-year term. The lease commenced August 1, 2018, and currently has six and one half (6 ½) years remaining on the primary term. The building was specifically designed and built for the clinic and the only reason the lease was structured that way, and not a 20-year term originally, was that the Doctors each had designated individual retirement plans and wanted to be able to come off guaranties as new Doctors came in to take their place. This became a mute point when the Family Allergy & Asthma Clinic purchased the Arkansas Allergy Clinic in 2021.
History & Credit Worthiness: The clinic was originally leased by Arkansas Allergy Clinic with personal guaranties by the four (4) primary doctors and owners of the clinic. The clinic was bought out in 2021 by Family Allergy & Asthma, a group that was founded in 1979 by Drs. Stephen J. Pollard and James L. Sublett. Family Allergy & Asthma now has over 85 board-certified allergists serving more than 75 offices throughout Arkansas, Florida, Illinois, Indiana, Kentucky, Missouri, Ohio, Pennsylvania, and Tennessee. The credit worthiness was far more substantial than the local Doctor group and was approved and encouraged by our lender Cadence Bank. The Clinic and all participating physicians fully intend to be there at least twenty (20) years. They have been operating as Arkansas Allergy Clinic for over 75 years here in Little Rock.
