The three-building portfolio is located within The Gateway at Lassen in the Chatsworth neighborhood, City of Los Angeles, California. The community of Chatsworth covers an area of 15.24 square miles and has a population of 52,086 residents. The Gateway at Lassen encompasses a total land area of approximately 358,063 square feet (8.22 acres) and 142,649 square feet of buildings. The project includes: Popeyes Chicken, J & K Nails, Togo's Sandwiches, Pizza Guys, Teriyaki Madness, Las Fuentes Mexican Restaurant, Planet Fitness, Grocery Outlet (Tesla Supercharger is part of this parcel), Starbucks (not a part), Jack in the Box (not a part), and a Residence Inn by Marriott(not a part). An 80 kw solar electricity system is installed on the roof of Grocery Outlet. The system generates approximately 100 kw per annually. A written agreement is in place with the store operator that requires 50% of the solar generation to be reimbursed to the Landlord. As expected, the LADWP electric rates will continue to rise and therefore, the estimated solar revenue will increase accordingly. Tesla, Inc. has a lease for the location and operation of a Tesla Supercharging Station located on the Grocery Outlet parcel. The station is comprised of three banks of parking stalls of approximately 48 spaces. Tesla will be responsible for the installation, operation, and maintenance of the units.
