Irrigation water is delivered to the property via the Angostura Irrigation District. There are two shallow wells on the property along with livestock corrals, wind–breaks and drinkers. The property is fenced and cross-fenced and access to the property is exceptional with well maintained Custer County gravel roads on three sides.
