The site has an area of 1.2 hectares and is located south east of the centre of Corby, alongside the A43 which connects the A14 with the A1. The site is rectangular in shape with dense woodland on the eastern boundary. The site was previously used as a garden centre which has since been demolished leaving the site as grass, shrubbery and elements of hardstanding. One Pylon is on the site, with electricity cables that cross the site which provides a limit on how high proposed buildings can be constructed.
