• Property is located at the intersection of Baltimore Annapolis Boulevard & Simmons Lane in Severna Park, MD 21146.
• The apparent zoning is Open Space (OS). It is of the appraiser’s opinion that the subject property should be re-zoned to Residential (R2) but, would need to be petitioned
at the Anne Arundel County Zoning & Planning Board and is not guaranteed to be re-zoned. All zoning and use determinations will be made by Anne Arundel County,
Maryland. State Highway Administration (SHA) offers no warranty as to zoning or permitted use.
• SHA considers the highest and best use of the subject property would be for development of both parcels as standalone single family residential homesites under the
potential restored Residential (R2) zoning.
• The property is accessible via MD Route 648 (Baltimore Annapolis Boulevard).
• The property Tax Account No’s are 03-22587100 & 03-22587000, Tax Map Identification is 24, and Parcels are 324 & 866.
