A highly prominent, 6.79-acre freehold development site on Potteries Way within the administrative boundary of Stoke-on Trent City Council.
Situated opposite a popular Tesco Express, this prominent site enjoys three separate frontages with over 20,000 cars passing daily. Fronting the A5008 Potteries Way, the site essentially forms part of the western section of the ring road around Hanley town centre. Clough Street also borders the site to the north (sharing a traffic light junction with the Tesco Extra store), with Sun Street to the south and Robson Street / Slippery Lane / Broad Street to the southeast. In total, there are six lanes of traffic on Potteries Way at its junction with Clough Street, in keeping with its high traffic flows, thereby optimising visibility and prominence.
The site, historically a pottery works, has been cleared and remediated for development in line with the BSH Remediation Construction Method Statement (CEMP), approved by Stoke-on-Trent City Council. The works were undertaken to prepare the site for development for the proposed commercial end use and associated infrastructure and to satisfy the requirements of the LPA's environmental health department and building warranty provider. This generally level, irregular-in-shape site has heras and palisade fencing erected around the site boundary, with all existing utilities cleared from the site.
The site was granted planning permission in August 2022 under application 66132/FUL for the "Erection of building for motor dealership including MOT testing facility and external area for storage and display of vehicles (sui generis)". A planning appraisal undertaken by Eden Planning in March '24 concluded that there is a case to support a variety of uses on the site, including drive-thru and beverage outlets, food retail, non-food retail, hotel and leisure, commercial use, or light industrial, industrial, or self-storage. The site also has potential for residential use.
The site sits opposite Tesco Extra and Arnold Clark and adjacent to Holdcroft Trade Cars. Moreover, there is a host of household-name occupiers nearby on Etruria Road, including Papa Johns, Wagamama, Nando’s, TGI Fridays, Costa Coffee, Burger King, B&M, and Sports Direct.
The site is available freehold (under Title SF55543) with vacant possession upon completion. Please contact the agents for more information.
