Property is for sale or lease. Current state of entire 40.4 acres is greenfield with sewer improvements installed.
Construction will begin May 2026 to create 8 pad ready lots, which will provide 30.32 acres of developable land in total. 10.10 acres of the 30.32 acres will be contiguous from Lots 1, 2, 3, and 20.22 acres of the 30.32 acres will be contiguous with Lots 4, 5, 6, 7, 8.
Each lot will include fiber lines, cable lines, phone lines, 8-inch sewer line, 12-inch water line, 2-inch natural gas line, and junction vaults housing 120/240 and 208/480 electrical conduits. The developer/owner of each lot will be required to place their own electrical transformer(s) on the property once it is sized appropriately for load via confirmation with Puget Sound Energy.
All lots will be leveled and graded, two stormwater retention ponds will be installed on the property in Tract A which will allow for 90% impervious coverage of each lot, interior roads will be constructed in Tract C, and a right pocket turn lane on Peterson Road will be installed creating ease of access from the primary arterial, lastly, a trail system will be completed in the 100ft setback, in Tract B, along the eastern lot line of the development.
Pricing will range per lot and will be reflective of the site being delivered with all utilities, stormwater detention, trails, landscaping, street and BSP in hand. All site due diligence has been completed.
Port is open to negotiate price and find creative options for sale of property if buyer does not want the Port to pursue improvements. Sale or lease will require Port Commission approval.
Additional +/- 82.6 acres of greenfield light industrial land available to the west for sale or lease.
