
Winston Guest joined SRS Real Estate Partners in 2016 as an Analyst in the Newport Beach office before transitioning to a full-time brokerage role in 2020. He specializes in single and multi-tenant net lease investment sales and advisory services nationwide, with a particular focus on retailers facing financial distress or bankruptcy, as well as automotive net lease properties including dealerships, service and collision centers, and tire and auto parts stores. Within the bankruptcy and restructuring space, Winston advises both tenants and landlords across the full lifecycle of distress, from pre-bankruptcy planning and lease renegotiation to store closure strategy, lease rejections, and post-closure asset disposition. His clients include retail and restaurant operators, private equity sponsors, landlords and asset managers, lenders and special servicers, and bankruptcy and restructuring counsel. In 2021, Winston was named a recipient of SRS' Rising Star Award, recognizing his strong transaction volume early in his brokerage career. In April 2022, he earned his CCIM designation, establishing him as a recognized expert in commercial investment real estate. In the last 5-years, Winston has completed more than 45 transactions exceeding $170 million in transaction volume.
