Vanessa Mendoza

Vanessa oversees leasing strategy for a select portfolio of Federal Realty’s premier lifestyle and mixed-use properties, focusing on merchandising, tenant curation, and driving long-term growth. Following her arrival at the company in 2020, she has played a critical role in securing first-to-market retailers and elevating the competitive appeal of high-profile assets including Bethesda Row, Shops at Pembroke Gardens, and the Hoboken portfolio. With over 15 years of experience, Vanessa has a strong background in luxury, lifestyle, and development leasing. Before joining Federal, she was Senior Director at Brookfield Properties, where she served as the company’s principal luxury retail contact for its east-coast portfolio and worked on the merchandising and lease-up of a $525 million new development project. Prior to that, she was with EDENS, where she drove leasing efforts for high-profile ground-up mixed-use developments including Mosaic District and Shops at Stonefield. She is a member of the DC and Florida Bars and holds a J.D. from the University of Miami.
