Stephen Pheigaru is the co-founder and managing partner of Palo Duro Commercial Partners, a firm specializing in retail-focused brokerage, development, and investment opportunities. He oversees property acquisitions, dispositions, debt/equity financing, while leading the retail development and project leasing team. With 19 years of hands-on experience in commercial real estate—having grown up in the industry alongside his father, a longtime CFO of a private commercial real estate firm—Stephen has established himself as a leader in both retail development and capital markets in Houston & Texas markets. He began his career in 2006 managing project leasing for a Houston-based private investment firm’s 2 million-square-foot retail portfolio and has since facilitated acquisitions and transactions exceeding $600 million in retail properties. His expertise extends to underwriting and securing debt/equity financing for acquisitions, developments, and existing assets, including his family office portfolio of over 450,000 square feet spanning retail, self-storage, and multifamily properties. He also heads his asset management team, overseeing tenant relations, facilities management, and financial operations. In 2014, Stephen joined Hunington Properties, Inc. as Director of Retail Development and later became a Development Partner, focusing on regional retail centers, build-to-suit projects, and ground leases throughout Texas. Over the years, he has played a pivotal role in 50+ developments and serves as an owner/general partner in over 750,000 square feet of active retail investments. His contributions to the industry earned him the Economic Impact Award for revitalizing a 125,000-square-foot retail center in Seguin, Texas. Beyond commercial real estate, Stephen is deeply involved in his community, supporting organizations such as the Houston Livestock Show & Rodeo, The Graeme McDaniel Foundation, and The Halo House Foundation. In his free time, he enjoys golfing, hunting & fishing, snow skiing with his two sons.
