With a strong financial and analytical background – along with a deep understanding of the economic and operational implications of complex real estate transactions – Mr. Morley has creatively structured numerous transactions to accomplish a variety of goals on behalf of corporate clients. His ability to drive positive outcomes and anticipate the possible ramifications of a transaction, for all parties, enables him to develop effective negotiating strategies. Mr. Morley works closely with his corporate clients to develop strategic real estate plans to support their business strategies. These strategies encompass real estate portfolio optimization/cost reduction, site selection, labor analytics, Workplace Strategy, post-Covid Return to Work and Future of Work planning. Working closely with CBRE’s Project Management team, he routinely assists clients in reducing the costs and risks associated with building or retrofitting space. During his career, Mr. Morley has arranged transactions totaling more than 2 million square feet—representing an excess of $600 million in aggregate value. He has been recognized by NJBIZ/Costar Group in their annual list of “Top Leasing Deals” on multiple occasions. Recognized as an expert in advising Life Sciences clients, Mr. Morley has assisted major international pharmaceutical companies as well as emerging biotech firms.
