Sam Sabin is a Senior Director at Kassin Sabbagh Realty (KSR), bringing more than 25 years of experience in retail leasing, acquisitions, and portfolio strategy across New York City. Throughout his career, Sam has leased over 1 million square feet of retail space and acquired more than $500 million in real estate assets, supported by a deep, longstanding network of tenants, landlords, and industry professionals. Prior to joining KSR, Sam spent 22 years at Thor Equities, where he served as Vice President of Leasing and Acquisitions. In that role, he oversaw leasing for Thor’s New York retail portfolio and played a central role in shaping the firm’s long-term asset strategy. Sam executed leases with leading national and global retailers including Abercrombie, BJ’s Wholesale Club, Amazon, NBA, AT&T, Gucci, Godiva, Puttery, and It’s Sugar, among many others. His creative deal structuring and solution-oriented approach consistently enabled transactions to move forward through complex challenges. As an in-house representative for one of the most active retail owners in the country, Sam brings a highly refined understanding of landlord priorities, asset positioning, and value maximization—insight that uniquely benefits his clients today. On the acquisitions side, Sam was instrumental in the purchase of high-profile retail assets in Manhattan and Brooklyn, including 470 Broadway, 519 Fulton Street, 1566 Third Avenue, 135 East 125th Street, and 50 Bond Street. He also led a $100+ million land assemblage along Brooklyn’s iconic Coney Island waterfront, consisting of 17 off-market acquisitions sourced entirely through direct outreach and owner engagement. Sam began his career as a retail leasing broker at Winick Realty Group and holds a B.A. in Marketing from Brooklyn College. He has been recognized as a CoStar Power Broker and achieved CoStar’s largest commercial lease in the United States for Q4 2023, securing a 33,000-square-foot lease for the Pilecki Institute, a Polish cultural museum funded and approved by the Ministry of Culture in Poland for its first U.S. location.
