As a former co-owner of Coldwell Banker residential and commercial franchise offices, he brings principal-level brokerage experience to every engagement—having owned and operated the brokerage side before deliberately transitioning to a model built for better client and agent economics. His practice spans investment sales, leasing, and redevelopment advisory across Southern and Central California, Greater Phoenix, and Greater Seattle. Rich specializes in repositioning and value-add opportunities—multi-tenant assets, mixed-use redevelopment under California density bonus and AB 2011 frameworks, and complex commercial dispositions where physical condition, entitlements, and buyer strategy all have to be underwritten together. What sets Rich apart is the construction company behind the brokerage. Through Omni Construction Services, he and his team execute hospitality, commercial, tenant improvement, and ground-up development scopes. That means clients get more than a listing agent—they get an advisor who can read a building's true cost basis, estimate rehab and redevelopment with real numbers, and price deals based on what they actually take to execute. Buyers, sellers, and investors work with someone who understands both sides of the transaction: the deal and the dirt.
