
As the regional director of management services for the West, Kim Hood is directly responsible for oversight of management services in Arizona, California, Nevada, Oregon and Washington state to ensure a superior and consistent delivery of services across all markets, which include more than 27 million square feet of property. Ms. Hood has been with Newmark Knight Frank for over 15 years and is responsible for regional operations and overhead, property audits and staff recruitment and training. She is also the national client relationship manager for Zurich Alternative Asset Management and ZAIC, which are based in New York. Ms. Hood has more than 32 years of real estate-related experience. Prior to NKF, she was a property manager with Prentiss Properties Management, L.P. Her assignments included portfolio management of six REIT-owned office properties totaling approximately 600,000 square feet, and management of two common area owners associations covering a combined 52 acres of land in Northern California. She successfully executed capital projects, including an HVAC replacement in a fully occupied property; common area renovations in fully occupied properties; and ADA and building automation upgrades. She also managed a staff of eight engineering and administrative personnel, developed operating budgets and financial reports, and evaluated lease transactions for alignment with property objectives. Ms. Hood was instrumental in evaluating opportunities for operating cost reduction through energy efficiency of building mechanical systems, including upgrades of energy management systems, metering of above-standard tenant equipment and annual reviews of above-standard hourly HVAC and lighting billable rates. Additionally, Ms. Hood successfully developed and implemented a portfolio expense reduction plan through contract bidding and renegotiations, competitive bidding of major projects. Ms. Hood's focus on an aggressive tenant retention program helped to minimize a 30% lease rollover exposure over a two-year period, when 98% of 170,000 square feet was renewed. In addition, she and her staff received awards for "Excellence in Tenant Satisfaction" from CEL & Associates in both 2000 and 2001. Major tenants included Earthlink, CH2MHill, Honeywell, Ogilvy Public Relations, Verizon Wireless, Wells Fargo, WorldCom and Xerox.
