Facilty was going to be used as an early clinical research facility that required overnight stays. • MDS Pharma – Currently marketing a 60,000 square foot office building for sale in Phoenix, AZ • Extreme Integration – Assisted in purchasing a 28,000 square foot office building in Phoenix, AZ. Company needed fiber redundancy, and visibility to South Mountain to be able to install roof antennas. • Extreme Integration – Currently marketing a 28,000 square foot office building for a sale-leaseback in Phoenix, AZ. • Phoenix Pediatrics – Currently in escrow to purchase a 10,000 square foot office building in Phoenix, AZ. • GSA (IRS Phoenix)- 120,000 square feet office lease, Downtown Phoenix, AZ. 10 year lease, agency wanted the space to be contiguous and did not want to wait for a build to suit. Vacancy rates were at 10% and deal was done at 25% below market with turn-key tenant improvements. • GSA (IRS Mesa) – 30,000 square feet office. 10 Year lease, lease was completed with turn key tenant improvements and at 20% below market rents. • GSA (DEA Phoenix) – 56,000 square feet office. 10 Year lease renewal. Agency did not have the funds to relocate but needed $1,000,000, to bring the space to technology compliance. Tenant improvement dollars were obtained from the landlord
