The subject property is approximately 32.40 acres available as mitigation land in Oceanside. It is adjacent to and within the San Luis Rey River, located in the South Morro Hills area. The land consists of 30.17 acres of enhancement mitigation land, 2.23 acres of restoration mitigation land. The site consists of Upland and Wetland Vegetation Communities consisting of non-native grassland, Southern cottonwood-willow riparian forest, southern riparian scrub, mulefat scrub, southern willow scrub and disturbed habitat.
