Raw land acreage in an irregular shape with great exposure to Highway 370 traffic. The property is located in a developing area of Gretna with adjacent uses as: North, industrial buildings/church; East, future development land; South, apartments/daycare/shopping center/elementary school; and West, industrial buildings. Access to the property is from Highway 370, a 4-lane divided arterial that extends from Gretna, east to I-80, and across the Missouri River to I-29. Additional street frontage for the property exists on 199th Street, a frontage road to Hwy 370, and Hampton Drive. Drainage on the site is adequate with the site sloping down to a drainage area running through it; the property is not located in a special flood hazard area according to FEMA Map #31153C00038H (May 2010). A water well exists on the northwest corner of the property and a wellhead protection easement is in place around it. All public utilities are extended to the site.
