OVERVIEW

2.4 Gigawatt Energy Campus with immediate access to gas turbines/gen set packages. This property has everything needed to begin development immediately. The sellers family business owns a global power generation servicing company with direct access to aeroderivative genset packages, and over a Gigawatt of used and new turbines for sale, giving any Buyer of this land direct access to begin bringing power online Q4 of 2026. Phase 1, (240 MWs) of turbine capacity can be purchased, installed, and online by Q4 of 2026. Two 36-inch natural gas pipelines run across the north end of the parcel (Kinetic and OneOk pipelines). According to credible sources, both pipelines have plenty of available capacity, each with a 1.7BCF of total gas capacity. After nearly a year, the Seller has a gas term sheet in hand stating WAHA index plus 40 cents transport fee for up to 400,000 MMBTU of gas. Two gas meters will be built out (one on each pipeline), each with a 200,000 MMBTU capacity, or roughly 1,200 MWs of electrical capacity each (2.4 Gigawatts total). The Seller is wiring $4,000,000 on November 8th, 2026 to construct the first gas meter. The gas meter will take 140-170 days to be fully constructed and ready for gas turbine hook up. The gas transport company is willing to sign for 10 years or more, firm transport, and awaiting on the Seller to give the green light on how much gas is needed and by when, but has stated the gas capacity is available and ready once the meter is built out. WAHA index gas is among the cheapest gas price in the United States, averaging less than $2.00 per MMBTU over the last 36 months, equating to under 2 cents per kw/h electricity! It gets better! The Seller's family enterprise operates power plants and turbine generation in 37 countries and employs just under 1,000 people globally. The average cost to operate turbines ranges from half a penny (half a cent) to 1.5 cents per kw/h depending on the O&M tier package the owner desires, and can also be handled by the family business if the Buyer chooses (a separate agreement). The enterprise's headquarters is in Corpus Christi, Texas, making operations on this Pecos, TX site even more ideal as it is only hours away. With (6) 50-ton overhead cranes at their Corpus Christi headquarters, the family business also does all aspects of turbine and engine refurbishment with the exception of a 50,000-hour Major Overhaul, which is typically only handled by the Original Manufacturer. Emissions? The Seller is ahead of the curve on that as well. The family business has relationships with SCR manufacturing companies so that all turbines purchased and deployed can have proper SCR exhaust add-ons in order to bring the NOX PPM down from 25 PPM to 5-8PPM. In Texas, being under 9PPM allows for an expedited "Fast Track" permitting process with TCEQ that is near automatic approval within 60-90 days, allowing the Buyer of this project to begin construction within months, not years. A long-haul fiber line is 4.5 miles north of this property. Commercial water wells (4, with 2 active) are drilled and producing 3,000 gallons per/minute. A grid permitting team, Vega, has been retained by the Seller and an application for interconnect process has been started, although it is in the early stages. This allows for the Buyer to have the option to get on grid, or remain a private "Behind-The-Meter" energy campus. Microsoft recently announced a $14billion dollar energy campus with Nscale in Barstow, TX, just 15 minutes to the east of this Pecos land being offered for sale or lease. A 765-KVA transmission line "Big Hill to Sand Lake 765-kV Transmission Line Project" is expected to be approved early 2026 with completion between 2029 and 2030. This area is becoming a global energy capital and will be one of the largest energy sectors in the world within the next 5 years. The Alpine High Gas zone was discovered in 2016 - a 5,000 foot thick natural gas zone that sits directly under this property, and was ranked by Britannica as one of the world's "Supergiant" gas fields. Few companies have begun to drill to the Alpine High zone because there is already so much excess gas coming from other major zones in the Permian Basis. Again, just another example of why this area is positioned to be a superior location for AI and other hyperscale companies. The Seller has agreed to pay a 7% commission to the Buyer's broker/agent, a $15,540,000 commission check payable to the broker/agent at full ask! All the pieces are in place for large scale data companies to begin site development January/February of 2026. The family's global enterprise is willing to consider an exclusive agreement with the Buyer of this deal for all turbines in the pipeline so long as the logistics make sense. The Sellers are not interested in just selling turbines. The family enterprise can guarantee 2,400 MWs of turbine capacity by 2029 with ramp up phases between now and then. Please, no wholesalers, no posers, no games. This is a large project for big players only. Proof of Funds or Letter of Credit for access to the data room. This is a large project with incredible long term scalability. The Seller will not entertain or engage in a bidding war.
