The site is net usable since AIPO has an existing master stormwater system in place. Florida Crown Drive will need to be extended to the south over the rail line along with the water and sewer. We are underway with permitting the road, railroad crossing and utility extensions and platting the entire area including the pond. We expect to have permits in hand by August. The quoted price takes into account the construction cost for extending the road and utilities that the buyer will expend. It makes more sense for that work to be done when the entire site is being developed.
