Ennis Storage consists of two locations in the Ennis, TX market. Combined, both locations total 46,000 net rentable square feet on approximately 6.5 acres of land. The class B self-storage facilities have extensive upside potential in expansion and would benefit greatly by the increased traffic volumes of Interstate 45 and Hwy 287 in the growing market of Ennis, Texas. The Interstate 45 location consists of 30,000 net rentable square feet (including climate and non-climate units) with expansion plans in place to add 30,000 additional square feet. The property also added the neighboring 1,800 SF office warehouse for rent or conversion to storage units. It is located in close proximity to the recently developed Buc-ee’s that opened in 2020 and sees a significant uptick in traffic exposure off the frontage road entrance to I-45. The location off Hwy 287 has 10,000 net rentable square feet of non-climate storage built and is located on the southwest corner of Ensign and 287, just south of Ennis High School. Lennar Homes is building a new housing community just to the north of 287, off Ensign, called Bluebonnet Estates (212 homes). There is approximately 1.5 acres of open land that could be expanded upon. This storage operation is currently being managed by the owners in a remote capacity. With the expansion of the I-45 location, the addition of a 3rd party self-storage management operator would help to speed up the lease-up and push market rents to maximize the facility’s income.
