These units are in a shell state, and no systems or fixtures are in place or included. Tenant will be responsible for building out units to meet their criteria and obtain any and all permits. Triple Net Owner shall maintain adequate fire coverage for the building ONLY, tenant shall be responsible for maintaining insurance on buildout and interior including liability insurance for their unit. Tenant shall have 120 days to complete the buildout and open business. Rental payments shall commence: 30 days from certificate of occupancy or upon opening of business whichever occurs first or 120 days from signed lease agreement.
