This building/section has been pre-approved, under prior filings, for both Federal and State historic tax credits. In order for purchaser to utilize and take advantage of these credits, all such related guidelines and requirements must be strictly adhered to and followed. Seller will take no responsibility for the use or loss of such credits by Purchaser. Seller will consider ,but will not be strictly required to offer or make arrangements for, owner financing. In order for purchaser to to be considered for owner financing, the purchaser shall be required to provide proof of additional buildout capital and/or debt financing or other funding, show a prior history of property rehabilitation, and provide an upfront down payment.
