Located in the heart of a commercially zoned district, surrounded by vibrant retail and service tenants. The site is currently a vacant lot, so no demo will be necessary. A parking lot borders the project site to the north, single-family home to the south, and a mixed use and retail property to the west. The surrounding buildings on the block which 921 Kearney street sits on consists of a mix of both
attached and detached singled family residences along with a couple of multi-family rental
buildings.
The site is well-served by public transit. The El Cerrito Plaza BART station is located .8 miles to the
south. Several bus lines directly serve 921 Kearney Street at the Moeser Lane stop on San Pablo
Avenue, which is less than a block from the property. The Moeser Lane stop includes the AC Transit
72,72N,72R, 667, 800, and the L line providing local access throughout the East Bay and direct
access to San Francisco on the rapid 72 lines.
The project site is located within the City’s San Pablo Avenue Specific Plan boundaries and is
designated as a Transit-Oriented Mid-Intensity Mixed Use (TOMIMU) zoning district. This designation
allows the proposed Multiple Family Residential project as a permitted use.
