At the time of signing the lease, a payment will be required of the first month's rent and a security deposit in the amount of two months' rent. There is a 1 year lease requirement.
The space is located at the right end of the building, facing the building from the parking area. The space is being leased as a "vanilla box" with the potential for you to design it as you would like, with the Landlord's approval, of course. The space is well suited for a retail or office/warehouse set up. There is a bathroom for this space at the back of the building. There is an overhead garage door at the front of the space for ease of loading and unloading merchandise.
HVAC is provided for the entire space.
Utilities:
Trash is paid for by the Landlord. Tenant will have two residential city trash collection cans that get picked up every week. If more cans are needed, it will be up to the Tenant.
Water, Sewer is paid for by the Landlord, but if the Tenant's business requires water usage outside of bathroom and a wash sink, there will be additional cost.
Electric is metered by suite. The Tenant will be required to establish an account with Columbia Power and Water Services and be responsible for the payment of electricity usage directly to them.
There is a space on the main sign for the new Tenant's logo. The new Tenant will be able to obtain two decals of their logo design from their marketing team and have them attached to the sign panel in the appropriate area.
