Keen-Summit Capital Partners, LLC has been engaged by Covered Bridge Newtown, LLC and Covered Bridge Newtown I, LLC to serve as the real estate advisor for the sale of the Covered Bridge multifamily apartment complex. The Debtor is in a Chapter 11 bankruptcy proceeding before the U.S. Bankruptcy Court for the District of Connecticut Bridgeport Division, Case No. 24-50833 (JAM).
The Covered Bridge complex consists of seven three-story apartment buildings, each consisting of 30 rental units and a 23-space parking garage, for a total of 210 units. Currently there are 180 units available for rent across six buildings with one-, two- and three-bedroom layouts. The final building (#6) is approximately 80% complete. The complex is located in an Incentive Housing Overlay Zone (IHOZ-10), requiring 20% of units (42 units) to remain affordable for 30 years as a condition for the certificate of occupancy.
The Debtor has signed a stalking horse contract for $62,000,000 plus the assumption or payoff of PACE loan of approximately $3,541,500. A sale motion and bid procedures have been submitted to court. The minimum overbid is $63,750,000 plus the assumption or payoff of PACE Loan of approximately $3,541,500. The proposed bid deadline is November 3, 2025 and the auction date is November 5, 2025. The stalking horse contract and the bid procedures are subject to court approval.
