At the close of escrow, the property can be delivered vacant or structured with a short-term sale-leaseback for a period not to exceed nine months, with lease terms negotiable. If a sale-leaseback is elected, the total value of the rent under a NNN lease structure for the duration of the lease will be credited against the purchase price at closing, effectively reducing the buyer’s acquisition basis and the amount of capital required at closing.
