The Cartage Flex Warehouse is in active development, with anticipated availability in early to mid-2023. The site sits at the I-90 & US-93 interchange with access to Missoula, Kalispell, and the Flathead Valley. Cartage Road connects to the I-90/US-93 interchange through a traffic signal, ensuring ease of access for all transport vehicles.
Designed to offer difficult-to-find amenities in Montana, the Cartage Flex Warehouse includes 60,000 SF of flexible warehouse space, demisable to 10,000 SF increments measuring 80' x 125'. Additional lot space is available for trailer and material storage.
Buildings are intended to be pre-cast with 24' clear height. All bays are designed with overhead, grade-level doors. Western-facing bays include two dock-high doors each, complete with levelers and weather shrouds.
The west side units of the complex each include two (2) dock-high and one (1) ramped overhead door, an office, and a bathroom. East side units include two overhead grade-level loading doors, an office, and a bathroom. East and west side bays can be connected for drive-through capability.
Up to 3 phase/480V power will be available with 400A per unit. ESFR fire sprinklers and gas-forced air heaters are included in the warehouse with mini-splits in offices.
Base rate is $12.00 SF/YR + NNN estimated at $3.47 SF/YR
