The StayAble Extended Stay Suites is a 196-room interior corridor midscale hotel built in 1967 with reinforced concrete construction. The property is situated on 4.48 acres with a C-1 zoning which is a general commercial zoning allowing most commercial uses including multifamily. The property has a separate lobby as well as a large building with a vacant unfinished commercial restaurant space. It is a courtyard design with a large pool in the center. Behind the lobby are four guest room buildings that are two-story exterior corridor designs with storefront exposure to the pool and the parking lot.
Multifamily Conversion: The property is zoned C-1 which allows for multifamily use but would require applying for a change of use. There is a large demand for affordable housing in Florida now and a recent strategy that has taken o over the last few years is the conversion of exterior corridor motels to affordable housing products. This strategy allows buyers to pay higher prices for this product due to the assets class availability to debt and equity sourcing. These conversions allow buyers to pay current market pricing but also allowing for a more profitable exit strategy down the road.
