Weed Mini-Storage is a 90-unit (72 permanent units +18 on moveable foundations), self-storage facility located in a rural region of Northern CA. At the time of this report, the project was 100% occupied with a waiting list. This supply and demand condition has been the norm for several years. In addition to the storage units, the property also has a vacant ±5,000 SF traditional commercial/warehouse, suitable for lease to local businesses or retained for use by the property owner. The main office measures about 1200 SF. There is an ancillary building of about 550 SF that provides storage for tools and equipment used in the daily operation of the business. The facility is comprised of 3 parcels totaling 1.7 acres under fee ownership. In addition, the property has leasehold rights to an adjacent parcel that is owned by UPRR (0.7 acres). There are 18 storage units that are not anchored on a permanent foundation. These units are each about 125 SF in size. The exterior grounds are covered with compacted gravel.
