Two structures on 5-acres. Since inception, the building’s have been used for Lubricant storage, distribution and sales. For those uses, it’s ideally located being in the center of the areas largest fuel storage area. Note: the zoning is wide open for Light Industrial uses, not exclusive to fuel or lubricants.
Both structures are built with CMU walls, concrete floors and open web steel truss roof systems covered by a steel deck and rubber membrane flat roof system on top. Both roofs are thought to at, or near the end of their life. The offices are large with most having 4’ wide insulated aluminum frames windows. Office ceilings are grid style 2’ x 4’ set at 8’ 10” AFF. Flooring is a mix of carpet and vinyl tile. The office basement has CMU walls, concrete floor and a drywall/hard ceiling set at 10’ 2” AFF. Lighting in all areas is a mix of T-8, T-10 fluorescent. The office exterior is classic red brick.
The warehouses has two areas with the floor depressed four feet. This allows for a 16’ 4” ceiling height as opposed to the 12’ 4” clear height in the balance of the building. These areas are currently used for AST’s (above-ground storage tanks). Five skylights are in the roof.
No underground tanks.
The site has 24 AST’s ranging from 2,000 to 5,000 gallons. All are current in terms of inspections and all are currently empty. All can remain or all can be removed.
