I'd encourage any buyer to read through all of it, because the reports do flag a few things to plan around: deferred maintenance on the building (mainly the roof and envelope), asbestos, lead-based paint and mold inside, suspected underground storage tanks left on the vacant lot, and a FEMA flood zone (AE) designation on the building parcel.
There isn't a set asking price. The seller is open to offers and genuinely wants to find the right buyer for a building that means a lot to this community.
