Former Power Plant site that is available for redevelopment for a renewable energy site or industrial/manufacturing site. The property boasts robust infrastructure and high capacity public utilities. Data centers including hyper-scalers would benefit from the access to water, power substation on site, and other benefits of the site. There is currently no county zoning in Adams County thus zoning compliance would be met with County Official approvals. All other permitting would need to be completed by the end user based on the use of the property.
Potential for 650 MW of power to be produced on site within 24 months based on behind the meter power production. The new FERC requirements can be met without issues per power plan in place for this property. Additionally power via the substation would require a power load study being completed by AEP by the end user.
