Developed in 1996, the Savannah Financial Center was designed to fulfill Savannah’s economic commerce departure from the downtown area. Geographically located to capture the economic growth out of downtown, the direction of supply constrained developable land was trended decidedly south and west. The Savannah River inhibits northward growth and, similarly, the low-lying marshland towards the east prevents extensive development. While Savannah is undergoing westward expansion towards Pooler, the majority of commercial growth outside the downtown area has been along the Abercorn Street corridor in a southerly direction.
Located at the corner of Hodgson Memorial Drive and Montgomery Crossroads, the Sea Island Financial Center is considered to be positioned at one of the busiest intersections in the city. Montgomery Crossroads saw 34,050 cars per day conducted in a 2008 traffic count confirmed by the Georgia Department of Transportation.
