The southern portion of the Property is flat, paved, and improved a 1-story brick building with two canopies, a guard shack, and shed for the generator. The building has 2,900 sf on the first floor and a 2,900 sf finished basement, for a total of approximately 5,800 sf. It is surrounded by the river to the north, and a rail line and paper mill to the south, east and west. The northern half of the Property is in the floodplain and is non-buildable, consisting of a steep, wooded slope leading from a retaining wall down approximately 50 ft to the water line of the river.
