Rent is $4000/Month. Modified gross with a cap on taxes and Cam. Landlord will pay for HOA fee of $365/month. The HOA pays for water, snow shoveling, and trash. Landlord will pay taxes. The 2023 Taxes were $11,929/year.
Tenant will be responsible for Utilities, cleaning, insurance, maintenance and repairs. There is no gas service. ComEd electric service covers heat, AC, HWH, lighting and misc electric, and averages $375/month. AT& T Internet is approx. $100/month.
