Approximately 6 acres of land bound between the BNSF rail-line to the north, and Grand Street to the south in central Gardner, KS is for sale. A planned 55+ community is located directly adjacent to the south and west while a subdivision of single-family lots is planned to the west near the intersection of Grand & Center. Gardner has seen the largest population increase within all of Johnson County since 1990 of 7%, and is slated to have a top two annual growth rate in the county through 2030 of 2.65%. A 2018 community survey results show that 73% of Gardner respondents believe independent senior living would be successful, and needed, in the city. Respondents also indicated that local housing options do not meet the needs of seniors, people with disabilities, and those needing transit (a common senior need). The mix of strong population growth, and limited options available in the city, support gardner as an area that is in need of an “aging in place” community. Gardner has a growing retail corridor and is minutes away from Olathe, Lenexa, and the rest of Johnson County. I-35 is the main thoroughfare through the city which connects the southwestern portion of the KC metro.
