The primary site is currently Village-owned open space that has been cleared, graded, and seeded to promote an easily assessable and ready-to-built site. Formerly the location of a government building, the site retains its "I-B' zoning designation, but is primed to be rezoned into the central business district. There are no wetlands on this site and it is not located within a designated FEMA floodway.
The Village owns land adjacent to the primary site on Mionske Drive and Park Avenue that could be assembled into a 86,160 square foot development opportunity.
Surrounding land uses include Main Street frontage in downtown Lake Zurich, steps from the lake of Lake Zurich, the village's namesake. High-end townhomes and luxury apartments lie across Main Street to the north, a private parking lot to the east, multi-family housing to the west, and single family residential to the south. The Village of Lake Zurich lies in southwestern Lake County, approximately 37 miles from downtown Chicago and has developed into a community with above-average wealth and housing values.
