Founded in 1997, TexAmericas Center is a special purpose district, or Local Redevelopment Authority, of the state of Texas. Its mission is to redevelop former military property in Bowie County Texas. TexAmericas Center has the operating capabilities of a municipality but functions like a traditional industrial real estate development and management company, offering customized real estate solutions. In addition to controlling our own zoning and permitting processes and sustaining the life cycle of public infrastructure on the complex, TAC has the capability to lease, build-to-suit, or facilitate greenfield owner-constructed projects in a timely and efficient manner. At TAC, our clients benefit from faster market entry by resolving zoning, permitting, inspection, and state and local incentive programs through one point of contact, our organization.
Located in the Texarkana metropolitan area, TexAmericas Center consists of 12,000 development-ready acres and about 3 million square feet of commercial and industrial product. It is one of the largest mixed-use industrial parks in the state of Texas and the United States. The property is divided into three distinct campuses each with unique attributes.
The East Campus consists of 8,900 acres and over 2,100,000 square feet of former munitions production and storage space, as well as office, flex and manufacturing space. The campus is comprised of former Lone Star Army Ammunition Plant property and boasts 36 miles of rail, including a 350-car classification yard and transload services. TexAmericas Center is redeveloping two complexes of buildings ideal for users needing 25,000 square feet or less of cross-dock, industrial or office space. About 2,000 acres of the property is fully served by all infrastructure. The East campus offers multiple individual business parks including parks focused on: energetics, supporting the mission of the Red River Army Depot, food processing, heavy manufacturing, heavy utility users, rail-intensive users, wholesale, fulfillment, warehouse and distribution, transloading, enviroTECH and light manufacturing. The east campus offers multiple locations for vehicle performance testing. The campus’ tall pine forests and wildlife offer privacy and a unique quality of life for a workforce.
