the home store for our training program.
The property features a state-of-the-art security system with night locks and controlled entry, upgraded
kitchen equipment, and meaningful recent capex including new fountain machines, bean-to-cup coffee, and a
rebuilt walk-in cooler and condiment station. New canopies over both of the fuel pump islands were installed
in early 2025, complementing a new roof (2022) and new A/C (2024).
The site has a strong operating profile, generating $1,067,744.79 total profit (fuel + inside) in 2023 and
$956,052.79 in 2024; 2025 YTD (through 12/18/2025) total profit is $881,731.25. Fuel volumes remain
robust at 1,766,841 gallons (2023), 1,743,275 gallons (2024), and 1,583,584 gallons YTD 2025, with
improving fuel margin per gallon in 2025 versus 2024. In 2025, a nine-month construction project on Lamb
and then Bonanza created access constraints for much of the year.
Additionally, a new competitor opened within 0.25 miles and an adjacent Dollar General has pressured inside sales; however, the store’s 24-hour
operation remains a key differentiator for the neighborhood—providing reliable, immediate access to
essentials such as children’s fever medication, baby formula, and other urgent items within a short walk.
The Lamb location is the company’s top bulk propane location, selling 30,000+ gallons annually at an
estimated ~99% margin under a five-year Patriot Energy contract.
The property also offers ample room for an automated carwash at the hard-corner Bonanza & Lamb location,
providing a clear, high-impact value-add opportunity.
