OVERVIEW

Following is a list of the rental units, land, buildings that are included in this offering for Timber Ridge Outpost & Cabins: Rental units: The following units are all equipped with apartment sized refrigerator, propane stove/oven, microwave, toaster, coffee pot and appropriate furnishings including fiber optic WiFi internet and Dish TV (customer owned equipment installed summer 2019). Hickory Hollow log cabin is an Amish built 2-story log cabin that sleeps 2 to 4 people. There is a staircase to the open loft where there is a queen size bed. The bathroom features a tumbled marble shower. Sassafras Ridge log cabin is an Amish built 2-story log cabin that sleeps 6 to 8 people and features an antique claw foot tub/shower. There is a staircase to the open loft above. The Cottonwood cabin is a one-of-a-kind antique log cabin that was originally built in 1850 in Dixon Kentucky. This cabin is a 1-1/2 story, double dovetail style log cabin. It has an 8’ x 20’ covered front porch, and a half loft inside. This cabin features the original hand chiseled stone fireplace as well as the original hand carved wood mantle. This unique antique log cabin sleeps 2 to 4 people and opened as a rental January 2020. The Maple Oak Treehouse is nestled approximately 16’ up between a Red Maple and a White Oak tree. There are 2 exterior decks, upper and lower and the treehouse sits above a small creek bed. Maple Oak sleeps 2 to 4 people and features a Sleep Number bed in the loft. The White Oak Treehouse rests approximately 24’ up in a more than 200-year-old White Oak tree. There are 2 exterior decks, upper and lower. White Oak sleeps 4 to 6 people and features a tree limb that extends into the cabin loft. The Twin Oaks log cabin is an antique log cabin that was built in 1852 in Crittenden Kentucky. This is a 1-1/2 story, double dovetail style log home. This stunning piece of history is heated with an automatic propane fireplace in the cooler months, has an antique claw foot tub/shower in the tumbled marble bathroom. This cabin also features a 16’ x 24’ TreeDeck about 12’ up in the canopy of the trees behind the log cabin. he Pine Ridge home was gutted and remodeled, inside and out, in the spring of 2015, opening as a vacation rental in July 2015. This unit features a hot tub on the 10’ x 58’ covered deck. There is also a 12’ x 20’ Sun deck on the side of the house. This home is one of 2 buildings on this 4-acre parcel of land. The main home is a 2-bedroom, 2 bath single family home. The property is adjacent to 24 acres of Shawnee National Forest land and is approximately 5 miles from the main resort. There is a large 2017 square foot building on the property as well that is currently used for storage. This building could be remodeled into an additional rental on the property, if desired. Also located at the main resort is a 2300 s.f. single family home. This home along with additional out-buildings (see attached list) all sit on approximately 20 acres of land on N Iron Furnace Rd. This is also the address where the above-mentioned units, with the exception of the Pine Ridge home are located. The main house, which includes approximately 475 s.f of office/laundry and storage space (separated into two rooms), is a 3-bedroom, 1 bath home with a living room, family room with wood burning stove, kitchen, large pantry and dining area. The entire home was gutted and remodeled initially in 2007. The house was resided with Hardi board siding & trim in 2017. The electrical service was also upgraded in 2017. The interior was remodeled fall of 2018 with a rustic décor and a large deck was added in the spring of 2019. The HVAC system was installed new in summer of 2019. Although county water is available to this home, it is currently set up on a deep natural spring well. There are several barns, outbuildings and sheds on the property making it ideal for anyone with animals or, if you prefer, room to expand the business. A 50’ x 60’ Wooden barn originally built in 1958; restored in 2017 with electric service and water to the barn. Approximately 1/3 of the barn floor is concrete. Located on the front and back of the barn entrances are 34’ x 10’ lean-tos. A 40’ x 75’ Agri-Super Steel barn with concrete floor, electrical service and water. Built in 1978 this barn serves as a storage building, work room as well as equipment storage. Adjacent to this barn is a large 25’ x 75’ concrete pad that is excellent for storing larger equipment if needed. A 12’ x 8’ Wooden Tack shed with front porch. Restored in 2008, this shed serves as feed and tack storage for our horse equipment. Although Timber Ridge does not offer horseback riding here, petting the horses is a favorite past-time for guests adding to their overall experience. A 10’ x 20’ Garden shed is a portable shed located next to the pump house where extra gardening equipment like shovels, hoses and decorative items are stored. A 24’ x 12’ Lean-to in horse pasture. This 3-sided lean-to was built in the fall of 2018 to provide shelter to any horses in that front pasture. A 10’ X 16’ Small Antique barn by front of home. This barn is currently more of a decoration that adds to the overall ambiance of the property and resort. A small boutique Orchard located near the cabins that was started in 2010 with Pears, apples and peaches. Also located on the property there is a sizable Black Walnut grove, Mulberry trees, mature blueberry bushes, grape vines as well as wild raspberries and wild blackberry bushes. There is an 18’ x 40’ covered Pavilion with Corn Hole (bean bags) and horseshoes games as well as a tetherball game. There are larger grills and picnic tables. This Pavilion has electricity and is near the property water lines if water was desired there as well. The area around the Pavilion is also used by guests to play games and for the children to run around playing. A favorite place at Timber Ridge Outpost & Cabins has always been “The Pond.” Built in 2012 when the resort first opened, this pond, although it is small, is almost 17 feet deep in the center making it the perfect pond for stocking and growing large healthy fish. A pond aeration system was installed in the summer of 2019 to help maintain a healthy pond. Guests are encouraged to hang out at any of the several wood benches around the pond and fish or just relax. The pond is stocked with mature catfish, large mouth bass, hybrid sunfish/blue gill and walleye. All fishing is catch and release. There is also a 4-person paddle boat with life jackets that is at the pond for guests to enjoy during warmer months. Currently we do not allow guests to swim in the pond but that is personal preference.
