Below market rents. These 22 units represent one family, 12 of the other units are owned by an investor. The remaining 8 units are a combination of renter occupied, second homes and two owner occupieds. Many of the owners have expressed a desire to sell. The community currently has insurance on the buildings and liability, but no wind. Several of the roofs have been replaced, but there are quite a few that have not. In order to maximize rents, our suggestion is to paint the exterior of buildings, spruce up the grounds, ensure all sprinklers are functioning and replace screening on porches where needed. Property has only been handled by All County since October of 2024. Therefore financials only go back to that date, but are accurate without any hidden fees.
