A New District Is Taking Shape in Sacramento

The Railyards is a transformational 240+ acre mixed-use district located immediately adjacent to Downtown Sacramento. Once the city’s historic rail yard, the site is being reimagined into a dense, walkable urban destination featuring retail, entertainment, residential, office, hospitality, medical, and public open space. At full buildout, The Railyards will include 220,000+ SF of retail and entertainment, up to 10,000 residential units, 300,000 SF of office, 1,200 hotel rooms, and more than 30 acres of parks and public gathering space. The district is anchored by a professional soccer stadium, a major live music venue, and a future Kaiser Permanente medical campus.
Phase One introduces the first retail opportunities, positioned to capture early foot traffic while establishing long-term presence as the district continues to grow.
THE PAINT SHOP — NOW LEASING
Entertainment District Anchor & Plaza Retail
The Paint Shop is a 60,220 ± SF historic rail structure being redeveloped as the cultural and entertainment heart of The Railyards. The building is anchored by a 47,700 ± SF, 3,600-seat live music and events venue, fully leased to a national promoter and scheduled to open in 2028. The venue is projected to host 120+ concerts and events annually, driving consistent regional and destination-level foot traffic.
Surrounding the venue is a curated mix of bar, restaurant, and micro-retail opportunities designed to thrive on both event-driven crowds and daily activity within the Central Shops district. Immediately adjacent to the Paint Shop, and fronting the central plaza, is The Transfer Station—a new retail building designed to activate the outdoor gathering space and capture peak pedestrian flow before and after events.
