Location – The site is located on the western side of Highway 21, across from its intersection with Highway 30, in Coldbrook Plaza. It is on the returning side for all of Rincon and Effingham County coming from the work centers in downtown Savannah and the Port of Savannah. The site is surrounded with existing retail, apartments, and motels with more retail and several more apartment complexes planned in the immediate area.
Description – The parcel is part of Coldbrook Plaza. Presently the site contains a 9,000 sq. ft. building with associated parking and stormwater. An accommodation study for this parcel shows an addition of another 6,000 sq. ft. building is possible along with more parking and an expansion of the existing stormwater facility.
Road Access/Utilities – The parcel is easily accessed off Highway 21 via a signalized intersection between Highway 30 to the west and Old Richmond Rd to the east. Effingham County has been one of the fastest growing areas in the entire Savannah MSA and this site is at the returning home side “gateway” to Rincon and all of Effingham County to the north.
