**CPD was able to verify that a retail sales/service/repair use is currently permitted at the subject property, inside the existing business structure (permitted in 2010). A new property owner MAY continue the previously permitted retail use in the existing building WITHOUT having to get a new zoning use permit. If the existing building is demolished, the right to the previously permitted retail use REMAINS with the land and MAY BE REESTABLISHED IN A NEW BUILDING. Both these rights went into effect on February 25, 2025. On that date, updates to our Denver zoning code go went into effect that removed the limitation that the right to continue the retail use specified in the 2010 zoning permit expires when the original permittee owns the property or operates the retail use. This should give potential buyers who intend to use the building as a "commercial use" a sigh of relief, as acquiring a permit is no longer needed.
