General Description of the Building Improvements:
The building consist of one free standing retail building constructed in 1972. The building is one-story and is designed for multiple tenant occupancy. It is currently configured for five tenants. The interior design is common for modern retail use. The roof is flat with a sealed membrane cover. Site improvements include the concrete parking area and concrete walkways, wood privacy fence along the east boundary, grass lawn and landscaping, and a monument sign at the west boundary of the site.
The building is a one-story structure and has gross building area of 6,132 square feet. The net rentable area is 5,915 square feet with the difference being in the thickness of the perimeter and partition walls. The building is designed with covered entrance into each suite. Each suite is finished based on the needs and design of the tenant. The interior finish includes concrete, vinyl and polished travertine floor tiles, plaster textured and painted gypsum board walls with wood trim, wood doors in wood frames, acoustical tile panels ceiling in a suspended grid, ceiling mounted light fixtures. Each suite includes a rest room and a lavatory sink. All mechanical systems are in proper working condition. There were no significant items of deferred maintenance.
