The Countywide Map Amendment (CMA) will be in effect as of April 1, 2022. While the zoning for this parcel will change from ULI to Neighborhood Activity Center(NAC) the existing DSP plan is valid for up to two years afterwards. (Please confirm with PG County zoning.)
Neighborhood Activity Center is one of five Transit-Oriented/Activity Center Base Zones intended to serve as focal points of neighborhoods or broader communities consisting of multiple neighborhoods, at an urban intensity. These zones are often well-served by transit, and contain—and require—mixed-use development. Permit applications and development applications submitted prior to the effective date of the new Zoning Ordinance will continue to adhere to the regulations that are currently in place.
