The town of Mayerthorpe is situated approximately 130 kilometres Northwest of Edmonton at the junction of Highway 43 and Highway 22. Provincial Highway 43 is also knows as the Alaskan Highway and is the primary north/south highway that provides access from the City of Edmonton to the City of Grande Prairie.
Mayerthorpe has a population of approximately 1400. The largest age group within the community is those aged between 45 and 54. While the town has a population of approximately 1400 the service area of the town has a population of approximately 4000 more than double the number of residents.
The primary industry for the community is agriculture while the secondary industries include forestry, oil and gas, and tourism/highway commercial businesses.
Newer developments within the town include an updated water treatment plant, upgraded sanitary sewer lift station, exhibition centre, outdoor swimming pool and seniors assisted living facility.

The site is located at the intersection of highway 43 and highway 22, along the southern border of Mayerthorpe. The average daily vehicle count traveling east on Highway 43 is 5,480 vehicles. Estimates for the average daily vehicle count traveling south of highway 43 on highway 22 is approximately 2,000 vehicles per day.
The site consists of 12 separate lots in block 1 and of 8 separate lots in block 2. The lots can be sold separately or as a package. The asking price for the package is just over 8.7 Million Dollars.
