The Old Post Office is a gateway to the City of Chicago. The architectural style of the existing structure is neo-classical with art deco influences. The 1.5 million square foot complex covers two city blocks and bridges the Congress Expressway placing it as a prominent feature in Chicago architecture.
The Old Post Office contains three interconnected structures. The original building, on the east side of the site, is a six-story structure built in 1921. The balance of the structure, constructed in 1933, consists of a 12-story North Tower and 9-story South Tower. The exterior facade is limestone, except for the east elevation's center portion, which is brick and terra cotta.
The historic lobby along Van Buren will be restored to its original splendor while the exterior stone, brick and terra cotta will be repaired and cleaned. The entire project will be completely renovated with all new mechanical, electrical and life safety systems installed, as well as new elevators, windows and interior finishes.
A full service hotel or upscale boutique is planned for the East Building and a one acre landscaped plaza will provide a park-like setting along the riverfront. New entrances at Canal Street and the Riverside Plaza will reflect the Art Deco style of the building and generous landscaping will soften the exterior environment.
Benefits: The Old Chicago Post Office will offer its tenants and their guests many benefits, a few of which are outlined below:
Location: The west loop location provides superior access to public transportation, public parking and the expressway systems.
Affordability: The completely renovated Old Post Office will provide Class A space for substantially below the cost of a new office building. Additionally, real estate taxes should remain lower throughout the term of the lease because the building is built on air rights.
Efficiency: The North Tower's 45,000 rsf floor and elongated rectangular floor provide a high ratio window line to interior space.
Views: Situated along the west bank of the Chicago River, the building boasts unobstructed views in all directions.
Amenities: The property will contain 10,000 sf of retail and restaurant space, 450 secured parking spaces (available 24/7) and a hotel. In addition, there are 56 restaurants and 6000 public parking spaces within three (3) blocks and the new Post Office is across Harrison Street to the south.
Identity, Flexibility & Control: Each tower offers its tenants a virtual "building within a building". Separate entrances, lobbies, elevator banks, and HVAC systems provide unusual flexibility, security and control over the long-term cost of occupancy.
Redundancy: The property has numerous loading dock locations and mechanical areas available for tenants who require back-up emergency generation and special HVAC. The large live floor loads of 125 lbs. per square foot and greater provide optimal flexibility for mechanical and special equipment placement. In addition to the tenant having the option to provide its own independent systems, the building has been designed as a 24 hour a day, seven (7) day a week building. It currently has four (4) electrical feeds and has rights to use river water for its cooling systems.
